From Sale Agreement to Addenda: What Lenders Expect from Buyer’s Agents

Q: As a buyer’s agent, which documents from the buyer’s purchase should I send to the lender?

A: Each lender has its own requirements, so always confirm directly with the lender what they need. As a general rule, you should provide all contractual documents between the buyer and seller, such as the sale agreement, all counteroffers, addenda, and any occupancy agreements. Buyers generally sign documents in which they promise to lenders that all transaction documents have been forwarded to their lenders. It is also helpful to notify the lender early if the buyer will owe compensation to their agent beyond what the seller has agreed to pay. Providing this information up front keeps the transaction on track and reduces the risk of underwriting delays.
