OREF 014 & Transaction Coordinators: Who Needs to Be Disclosed?

Q: I have a question about OREF 014 – Real Estate Team Disclosure and how it applies to transaction coordinators (TCs), both licensed and unlicensed. 

Should TCs be included on the form only if they’ll be communicating directly with the buyer or seller during the transaction? If they’re not required to be listed, is it still acceptable to include them? 

A:  The administrative rule governing team disclosures requires that any individual included in a team’s public advertising must also be listed on the team disclosure. This means that if your transaction coordinator (TC)—whether licensed or unlicensed—appears in advertising, they must be included on OREF 014 – Real Estate Team Disclosure. 

Even if a TC is not featured in advertising, it may still be appropriate to include them on the form if they will be interacting with your client. Doing so helps ensure transparency and allows the client to clearly understand who is involved in the transaction.
