Why Every Oregon Agent Should Master OREF Notice Forms 109 & 110

Real estate transactions are driven by deadlines, contingencies, and communication. While much attention is given to the Sale Agreement itself, two of the most frequently used forms in the OREF Residential Library often play a critical role in keeping a transaction on track: OREF 109 – Notice from Buyer to Seller and OREF 110 – Notice from Seller to Buyer.

Why These Forms Matter:  Many contractual rights and deadlines begin when a required notice is delivered. Missing a notice deadline—or using unclear or incomplete language—can create unnecessary disputes and place a transaction at risk.

OREF 109 and OREF 110 provide a standardized way to deliver many of the written notices required throughout an OREF transaction. Using these forms helps create consistency while reminding users that notices must be accurate, delivered on time, and are governed by the terms of the underlying agreement.

Two Forms—One Purpose:  Although the forms mirror one another, each serves a different party.

OREF 109 – Notice from Buyer to Seller is used when the buyer needs to deliver written notice required under the Sale Agreement or a related addendum. It includes notice options for items such as appraisal and loan contingencies, title objections, well and septic deficiencies, and removal or termination-of-sale contingencies.

OREF 110 – Notice from Seller to Buyer is used when the seller must provide written notice. It includes notices relating to repairs, title responses, verification of funds, material changes, occupancy issues, removal of contingencies, and termination-related notices.
