Understanding OREF 064 – Notice of Buyer’s Unconditional Disapproval

When a buyer has the right to unconditionally disapprove of a property and terminate a transaction, using the correct form—and delivering it on time—is critical. That’s where OREF 064 – Notice of Buyer’s Unconditional Disapproval comes in.

This form is designed to help buyers properly exercise contingencies that allow unconditional termination, while helping protect their right to receive a refund of their earnest money deposit. It also helps agents avoid the risks associated with drafting custom termination language.

In this training, we walk through how OREF 064 works, when it should be used, and the contingencies that support unconditional disapproval rights. We’ll review the form’s structure, key delivery timelines, how it connects with OREF 057 – Termination Agreement and Deposit Disbursement Instructions, and best practices for documenting the termination process clearly and accurately.

You’ll also gain a better understanding of common contingencies tied to unconditional disapproval, including inspection, suitability, septic, well, owner association, and lead-based paint contingencies.

Whether you’re newer to the forms or simply want a clearer understanding of how this notice functions within a transaction, this training provides practical guidance you can apply immediately in your business.
