Do I Need a Buyer Rep Agreement for a Friend Tagging Along on Showings?
Q: My buyer has asked if they can bring a friend to property showings. Do I need to have a signed buyer representation agreement with the friend before they enter any homes?
A: The need for a buyer representation agreement hinges on the friend’s intended role in any potential transaction. An agreement isn’t necessary if they’re merely accompanying your buyer to offer input without any intention of becoming a buyer themselves. However, if there’s a chance the friend could be added as a buyer on an offer, or if they’re also interested in purchasing a home and want to use these showings to gather information, then they should also sign a buyer representation agreement. Be sure to confirm their intentions with your buyer to know how best to proceed.
