Separate Timelines: Septic and Well Addenda

OREF 081 – Septic/Onsite Sewage Addendum and OREF 082 – Private Well Addendum each have their own contingency with timelines that are separate from the Professional Inspection contingency. The timelines are detailed within those addenda. Section 12 of OREF 001 – Residential Real Estate Sale Agreement includes a reminder that the timelines in Section 12 do not apply to these two contingencies. Each addendum also includes its own option for waiving inspections and testing. However, sellers should remember that testing is still required even if the buyer waives the contingency.
