OREF 105 – Solar Panel System Addendum

Properties with solar panel systems can add value and energy efficiency—but they can also introduce additional details into a real estate transaction. Solar systems may be owned outright, leased, financed, or subject to a power purchase agreement, and each arrangement can affect how the system is transferred at closing.

To help address these issues, the Oregon Real Estate Forms Committee created OREF 105 – Solar Panel System Addendum. This form helps buyers and sellers clarify the status of the system, identify any third-party agreements, and establish how the system will be handled as part of the sale.

If the “Yes” box is checked in the OREF Sale Agreement indicating that a solar panel system is present, this addendum should be attached to the offer. Because the form requires specific system information, it’s a good practice for the buyer’s agent to contact the seller’s agent in advance to gather the necessary details.

In the video below, we walk through OREF 105 – Solar Panel System Addendum and highlight the key sections agents should understand when a property includes solar panels.
